CP Management currently manages over one million square feet of Class A office, industrial and technology space in the Seattle area. These properties include 605, 625 and 705 Union Station, Willows Commerce Park, and Building C at Emerald Corporate Park. REAL ESTATE MANAGEMENT EXPERTISE
With collective experience exceeding 50 years, the CP Management team brings a spectrum of building and property successes to an investor client. Current team members have had major roles in commissioning several Class A office building developments including 605, 625 and 705 Union Station; E. J. Nordstrom Medical Tower; 1800 Ninth Avenue Building; King Street Center; and the Seattle World Trade Center.

Having worked with owners, architects, contractors, and leasing agents on a variety of property developments, CP Management makes available comprehensive knowledge of building commissioning and the organization of property management operations to the benefit of investor clients.

MANAGEMENT SERVICES
The Seattle-based corporate office of CP Management includes administrative, finance and engineering personnel. Our staff of trained professionals is equipped to deal directly with all aspects of building operations. Our building engineering staff has the training necessary for maintaining, troubleshooting and repairing the complex systems and equipment that make up commercial buildings. Our goal is to facilitate the many aspects and intricacies of both on-site and off-site property management. The team works as a cohesive unit, listening carefully to the goals and needs of owners and tenants while working to exceed expectations with dependable delivery of top-level service.

FACILITY MAINTENANCE SERVICES
CP Management has designed a Facilities Maintenance program for commercial property owners who want to control maintenance costs while enhancing property operations and appeal. We are able to provide complete facility maintenance services or customize a program to meet specific requirements. Services include HVAC system inspection and routine preventative maintenance, electrical maintenance including lighting and ballast replacement, plumbing repair and maintenance, roof system preventative maintenance, tenant services support, key/lock service and repair, common area maintenance, coordination of fire/life safety system maintenance, and 24/7 emergency maintenance support. CP Management is also able to provide owners of projects under construction both due diligence consultation and building commissioning/start-up.

PROJECT MANAGEMENT SERVICES
CP Management and its affiliates are prepared to provide a wide range of project management services to our clients and tenants. Services include project planning, coordination, and design & Construction management expertise. Depending on a client's specific needs they are able to manage some or all elements of the design, permitting and construction processes including: conceptual budgeting & scheduling, consultant selection, design consultant contract administration, entitlement & permit acquisition, client/tenant reviews & approvals, owner plan reviews, construction cost estimating & value engineering, contractor selection, bid processing, bidder reference checks, client RFP and vendor coordination, construction contract administration and client occupancy coordination.
